Combination Transactions
The firm represents both landowners and developers in a wide-ranging and complex scope of combination transactions. Client representation includes managing the legal negotiation process at all its stages until the contracting agreement, examining various tax aspects related to the transaction, representing the client against planning authorities, guiding and representing the client with financial entities for project funding, handling betterment levies and appreciation tax imposed on the transaction, and upon project completion – handling the registration of rights in the land registry.
Urban Renewal Projects
The firm represents both apartment owners and developers in urban renewal projects, transactions under National Outline Plan 38/1 for building reinforcement and under National Outline Plan 38/2, as well as evacuation-reconstruction deals. The representation includes legal guidance throughout all negotiation stages until reaching a contractual agreement between the entrepreneurial-contractor and the apartment owners, legal support during the project’s construction phase while ensuring compliance with the agreement’s provisions, representation against relevant authorities, planning bodies, and tax authorities, representation with financial entities for project funding, and handling the project’s registration process as a joint property and registering the project’s units in the land registry.
Sales and Purchase Transactions
The firm represents both buyers and sellers in a variety of real estate transactions, including sales and purchases of real estate properties, whether privately owned or under the Israel Land Authority. This encompasses residential apartment transactions, commercial properties, office spaces, and land. Representation includes conducting preliminary due diligence on the property and the transaction (rights status, planning status, tax exposure, etc.), drafting the contract of sale, and performing related contractual actions – reporting to authorities, handling tax obligations related to the transaction, establishing trust accounts, and arranging the proprietary registration in the land registry.
Projects for Rental under the Encouragement of Capital Investments Law
The firm provides legal services related to the development of residential rental projects under the Encouragement of Capital Investments Law of 1959. This includes representation in proceedings with the Administration for Investments Approval, obtaining approval for the plan, and obtaining the approved property status for construction under the Encouragement of Capital Investments Law. Additionally, the firm handles all aspects of taxation and benefits arising from the approval granted by the Investments Authority for the construction as an approved property.

Financial Agreements
The office specializes in providing financial agreement services between two partners, whether they are married or not, of the same gender or different genders, and also in drafting agreements between individuals known to the public. A financial agreement is prepared according to the will and personal choice of the parties, with guidance and advice from us on all legal aspects as required. Additionally, the service associated with the approval of the financial agreement is provided by the office. To validate the financial agreement by the signatures of the parties, approval from an external authority is required. If the financial agreement is signed after marriage, it will be valid with the court’s approval, and if signed before marriage, it is approved by a notary. The office handles both the submission of the request for court approval of the agreement and provides notary services for the agreement’s approval, as needed.
Enduring Power of Attorney / Guardianship
A lasting power of attorney is designed to enable a person to pre-determine how and by whom their affairs will be handled if and when they are unable to make decisions for themselves. This legal document serves as an alternative to the appointment of a guardian. The office provides legal services for the preparation of a lasting power of attorney, which is now recognized for its significant importance. Within this service, the attorney for the lasting power of attorney assists in providing advice on matters that need or can be included in the lasting power of attorney. This includes the manner of operation of the attorney, the scope of authority, and the instructions given to them, the establishment of advance directives, the explicit granting of statutory authority as required by law, the option to specify a duty to report the actions to certain individuals, and other issues related to the preparation of a lasting power of attorney.
The office also handles the drafting and submission of requests for the appointment of a guardian according to the law, both for a guardian for the person and a guardian for property, in cases where there is a need for the appointment of a guardian.
